San Juanillo Estates FAQ's

1. Where is San Juanillo Estates (SJE) located?
- SJE is located on the Pacific Coast of the Santa Cruz Provience of Guanacaste, Costa Rica.  It is about a mile west of the world famous Playa San Juanillo.  It is about 1 hour south of Playa Tamarindo and about 35 minutes north of Nosara.  Please access the link - http://sanjuanilloestates.blogspot.com/2011/08/google-earth-san-jaunill-estates.html for a Google Earth prospective of our location.

2. Who is SJE?
- SJE is comprised of four active Developers - Nosara Patas Pequenas, S.A. (NPP) They are Robert Munro, Glen Auwarter, Robert Demos and Ron DeGregorio, as well as thirty-two (32) active lot owners from across the USA, Canada and Cayman Islands.  Lot owners ages range from 40 years old, up to retirement age.

3. Can I obtain references from current lot owners?
- Yes, we can provide you with contact information for current lot owners so that you can make an informed decision about SJE and whether it is a Community you want to invest in.

4. Are there any building requirements or rules established, once I become a Community member and lot owner?

5. Is a lot owner required to build immediately or in any specific time frame from when they've purchased?
- No, you are not required to build in any time frame.  Many lot owners are in it for the investment while others are in it for a vacation home.  Even others are in it for a place of retirement.

6. What kind of improvements other than land are provided with your purchase?
- SJE has established a full water system for each lot as well as electrictiy hook up for each lot. A full time caretaker is also on site.  The Community has a basic gate for privacy and security.

7. Is there a Community Club House and Pool?
- The HOA is currently (as of September 2011) working with the Developers for an HOA financed Club House and Pool!

8. Are there any fee's or HOA dues required of lot owners once they make a purchase?
- Yes, currently for 2016 the yearly HOA dues are $720.00 per lot.  This payment covers everything from a yearly lot clearing to basic up-keep, road maintenance, care taker and administrator salary, yearly property taxes as well as other basic expenses.  Besides the cost of your lot, there are also closing costs of approximately $2500.00.  This cost provides a smooth closing and title for your property under a corporate name in Costa Rica.

9. Does the HOA meet as group or with the Developers at anytime?
- Yes, since 2009 the HOA and Developers have met regularly and will continue to meet, at least once a year, to answer any outstanding questions and provide Community updates and happenings.  Minutes of any meetings can be found in the archived section of this blog.

10. Why should I choose SJE as an investment over other Communities in Costa Rica?
- How much time do you have?  Seriously, San Juanillo is simply one of the most beautiful places in Costa Rica.  The Community itself is well established with a wide range of great people.  Our prices are most definitely the best in the region and frankly can't be beat.  We have both an active and passionate group of lot owners and Developers who are committed to the future growth and furthering of the community both astetically and financially.  Our lots are fully titled.  The properties include a balanced mix of 48 ocean view and valley view lots and everything in between.

11. How do I contact SJE for more information or to buy a lot?  What do I have to do to secure and close on a lot?
- Feel free to contact us with any questions or your lot selection via our Contact Us! page or email Kurt Becker at kurt.becker@cjbinc.com.  A 10% deposit is required at time of purchase and full balance within 30 days.  It is requested that you close within 60 days of making your lot choice, deposit and final payment.
